Modern work-ready Hamilton home with sauna and EV charging | House in Waikato

3 Bedroom House in Te Rapa, Waikato
Our modern three-bedroom home sits on a quiet street in north-west Hamilton, five minutes from The Base. Outside under cover there is a two-person infrared sauna: switch it on when you get back and it is ready after dinner. Inside there is a proper desk to work at, fast unlimited fibre, and heat pumps in the main bedrooms and living area to keep the house warm through winter and cool through summer.
The sauna is a two-person Sunlighten infrared cabin, outside under cover and yours alone for the stay. Infrared warms you directly rather than heating the air, so it is comfortable to sit in for longer and easy to breathe in. Allow about an hour to warm up. Inside, the living space is open plan with a large 4K TV. There are three bedrooms, two with queen beds and one with two singles, and two bathrooms, one with a bath. The house is double glazed, with granite benchtops in the kitchen.
You have the whole house and the garage to yourselves. Check-in is by key safe, so you can arrive whenever suits, and there is off-street parking as well as the internal-access garage. There is a Tesla Wall Connector in the garage, an early-generation unit with a tethered Type 2 cable, which is the standard New Zealand connector. It is confirmed for Tesla vehicles. If you drive another EV, message us before you book and we will check compatibility for you.
The house suits a range of stays: people here for work on short assignments, families exploring the Waikato, or a group of friends over a long weekend. The workspace is a proper one, with a desk, an office chair and a printer, on unlimited fibre running at over 500 Mbps, which holds up for video calls anywhere in the house.
This is a quiet residential pocket of north-west Hamilton, in Rotokauri. It is a newer part of the city, so the streets are wide and well kept and there are parks and wetlands within walking distance. The Base and Te Awa are five minutes down the road, with the supermarkets, restaurants, cinema and most of the retail you are likely to need. Hamilton Zoo is three minutes away, and Waiwhakareke Natural Heritage Park is closer still if you want a walk. The city centre is about ten minutes and the University of Waikato around eighteen. Rotokauri station, on the Te Huia line to Auckland, is five minutes by car and has free park-and-ride. Mystery Creek and Hamilton Airport are both about 25 minutes south.
